After your and your Houlihan Lawrence appraiser visited my home in January you gave me excellent advice on work I should complete before listing. It generated a focused list of projects to insure that the house would show well and sell quickly. You advised me to get the projects finished by the end of April to be in the spring market. Soon after most projects were completed, you ordered an in-depth pricing analysis that was based on recent sales and a pending contract. You counseled me on my strategy options and your personal advice of the best course. It was uncomfortable receiving the very realistic set of price recommendations, but I was pleased to have gotten a solid feel of the current market instead of operating on what my home had been worth a few years ago. It was guidance that reflected what buyers were expecting to pay in a much tougher economic clime.
